CASE NO. 3448 – RONALD J. FERIOLI OR NOMINEE – CARVER ROAD

Attorney Betters, representing the petitioner, said the petitioner is requesting a special permit to build a 64-unit age restricted pre-manufactured mobile home community. Prior to filing for the permit letters were sent to all direct abutters to the site by Mr. Ferioli to discuss their concerns. The original proposal was for 66 units, that count was reduced to 64. The buffers have been increased with a no activity buffer added. The clubhouse has been relocated to a centrally located lot. The West Plymouth Steering Committee made a positive recommendation.
Mr. Parker, Land Management Systems, reviewed the site, grades and utilities.
Mr. Müller, P. E., said that GPI did a traffic survey and 14,000 cars per day drive on Carver Road which is a 40% reduction from a few years ago. The driveway can’t be located across from the plaza because of a residential driveway location. There are restrictions on the distances between intersections and driveways.

Mr. Galvin said that he was before the Board to present the plans satisfying Condition No. 2 of the special permit.
Mr. Peck made a motion to accept Condition No. 2 as complete.
Mr. Betti seconded.

CASE NO. 3204 – BRADFORD C. CUSHING – LONG POND ROAD

Attorney Betters, representing the petitioner, said that the plan before the Board for approval is in compliance with Condition No. 3. The right-turn only ingress has been constructed in accordance with the special permit.
